Benefits of Newly Introduced Floor Area Ratio (Far) in Dhaka City : A Case Study on Sector 13 Uttara Model Town, Dhaka

The capital city Dhaka facing extreme infrastructure development for huge population and it becomes difficult to guide the city's growth in a planned way. Different planning rules and policies are taken by the planning authorities to guide the city growth and control its development. These development control measures were introduced to limit the density of an area and regulate the land use as per the plan. The citizens are facing different urban problems like lack of fresh air circulation; lack of adequate solar access, natural view etc. This study is aimed to investigate the existing conditions of FAR and other provisions for development control and the applications of these provisions such as Set Back provision and Height Restrictions of the buildings. Among the different planned area of Dhaka City, Sector13, Uttara has been selected for the study. Usually application of building construction rules especially FAR is a very common practice in the study area as well as in Dhaka city. This study shows that the violation of FAR and Setback provision in the study area while the violation of building height restrictions is low because of the study area has been developed vertically.
